Zoom public hearing set for Lumberton area rezoning

The Regional District of East Kootenay (RDEK) board of directors Feb. 5 passed the first two readings of rezoning and official community plan (OCP) amendment bylaws that could allow the subdivision of a Lumberton area property.

The proposed OCP designation change is from RR, Rural Resource to LH, Large Holdings and the proposed zoning designation change is from RR-60, Rural Resource Zone to RR-2, Rural Residential (Small Holding) Zone.

“Although the proposal has some consistency with parcel sizes in the surrounding area, OCP policies identify RR, Rural Resource designated land as intended to be retained for low density uses. Sandwiched between the railway tracks and Highway 3 the proposed RR-2 zone will allow new residential development in a less than ideal location and likely require additional highway accesses,” a RDEK planning department’s request for decision report outlined.

“The application stated that they are still considering whether to create two, three or four parcels during subdivision. This largely depends on the outcome of discussions with the Ministry of Transportation and Infrastructure regarding access roads. The proposed RR-2 zoning would allow for a maximum of four parcels to be created,” the report said.

The next step is a Zoom public hearing on Wednesday, February 24 at 6 p.m.
