OCP amendment sought to enable 331 dwelling units

City of Cranbrook council recently passed the first reading of an Official Community Plan (OCP) amendment bylaw that if passed could lead to the creation of 331 dwelling units along 30th Avenue North.

Westcor Lands Ltd., along with BCA Birliga and Crespo Architecture, have provided a rezoning application package to the city proposing the development of property at 2400-30th Avenue North, to include three high density multiple family apartment style complexes intermixed with land set aside for seniors housing and a daycare centre, outlined a report to council by Conor Britton of Engineering and Development Services.

The development will be located off 30th Avenue with additional access at Panorama Road.

The proposed development would provide 331 dwelling units located on nearly three hectares of land.

“The applicant has expressed willingness to register covenants on title upon subdivision of the required lots to ensure that both a daycare facility and seniors housing are built,” the report noted.

“The parcel is currently an undeveloped, sloped and forested area that separates the upper residential area off Panorama Road from the lower residential areas adjacent to 30th Avenue North. Adjacent existing lots are currently low to medium density residential uses including single family residential to the east, the Rocky Pine RV Park to the north, and a mix of small lot mobile home, single family, and residential transition agriculture to the west.”

The report also notes city staff “acknowledge the significant increase in density may have an impact on the surrounding area; however, the location lends itself well to residential development that reduces automobile dependency due to its proximity to commercial corridors and transit routes.

“The property is located within 1.2 km of commercial outlets including grocery, hardware, and retail outlet stores, and abuts the Rotary Way multi-use path and the Tamarack #1 bus route.”
