Application to double project density before council

City of Cranbrook council is currently considering Official Community Plan (OCP) and Zoning Bylaw Amendments for a property at 950 Wildstone Drive that if approved will double the dwelling units in a proposed apartment project.

City council May 26 gave second reading to Official Community Plan Amendment Bylaw No. 4201, 2025 and Zoning Amendment Bylaw No. 4202, 2025 – 950 Wildstone Drive to potentially increase the number of dwelling units from 126 to 252 to facilitate the development of an additional 126-unit apartment building on the subject property, located on the east side of Wildstone Drive.

On March 12, the city received an application from Crowne Pacific Development Corporation to amend the city’s OCP (and forthcoming Zoning Bylaw) that would enable the second phase of a development located at 950 Wildstone Drive.

The subject property is 9.8 acres (3.7 ha) and is part of the Wildstone Neighbourhood Plan.

On April 28, first reading was given to “City of Cranbrook Official Community Plan Our Path to Cranbrook 2042 Amendment Bylaw No. 4201, 2025” and council directed staff to undertake public consultation regarding the proposed bylaw amendment.

Public notice for the OCP amendment was advertised in the local newspaper, circulated to parcel owners within 30 metres of the subject property, and posted on the city’s website and at City Hall. A total of 65 comments were received from the public regarding Bylaw No. 4201.

City staff noted that further public consultation will occur through a future public hearing, as well as requirements noted regarding Traffic Impact Assessments and referral to the Ministry of Transportation. Staff will also schedule a meeting with the Advisory Planning Commission (APC).

Conor Britton of Engineering and Development Services noted in a report to council the completed development vision for the subject property is to have four multi-family residential buildings, offering a community lifestyle at the Wildstone Golf Course.

This proposed development is to take place in two phases with the development permit for Phase 1 completed in February 2025. The current Phase 2 development will comprise two additional four-storey buildings located on Wildstone Drive (McPhee Road) with a total proposed density upon completion of 252 dwelling units.
