Council approves funds for repairs at Senior’s Centre

City of Cranbrook council July 14 approved allocating $68,000 from the Facilities Reserve to fund necessary repairs and modifications to the caretaker apartment patio/sunroom to prevent further damage to the Senior’s Centre.

The Senior’s Centre facility located at 125-17th Avenue S is owned by the City of Cranbrook and is leased to the Cranbrook Senior’s Association on multiyear terms.

Within the facility there is an apartment for the accommodations of the onsite caretaker. The apartment has what was once an exterior patio/sunroom that has been modified by past and present caretakers into a closed off space where the current caretaker uses as a bedroom.

Last winter, the city was advised that water was leaking into the wood shop in the basement of the facility which is situated directly beneath the modified bedroom. City staff were able to address the immediate leak issue by removing the snow and ice dam that had developed on the roof of the modified bedroom.

Once spring arrived options were discussed for the repair of the leaking roof, noted Jason Perrault of Public Works in a report to council.

The full costs to return the sunroom/patio back to its original design purposes is estimated at $16,519.06, which does not include the repaired damage form the original leak. Failure to return to original design could result in continued ice damning and leakage into the facility causing future decay of the facility envelope.

Lastly, in late April there was a water leak associated with the internal boiler heating system that caused water damage to the apartment bathroom, hallway, downstairs ceramics and Lapidary areas. The estimate for this repair is $23,713.44, which includes the abatement for asbestos that is within the building materials.

All three repairs bring the funds required to an estimated amount of $54,075.26. The city has included a 25% contingency and rounded up to the nearest $1,000, so the request totalled $68,000 to be funded from the Facilities Reserve.
