Council approves zoning changes to BC Builds project
City of Cranbrook council last month approved requested changes to the land use designation and zoning for the BC Builds project site at Baker Gardens.
The changes shift the property from medium density to high density in the Official Community Plan (OCP) and increase the allowed number of housing units under the CD-4 Zone.
The changes have already been endorsed by the Advisory Planning Commission, and the Ministry of Transportation has approved the OCP amendment.
The project will still need further approvals, including a development permit and building permits.
The goal of these amendments is to support a stronger, more viable BC Builds project that provides much-needed market rental housing next to the existing seniors housing and the historic Colonel Baker House, city information noted.
The proposal sets a minimum of 26 units and a maximum of 40 units, which fits within the high-density guidelines. It also updates parking requirements to one stall per unit, reflecting the site’s walkable downtown location near transit, schools, parks, and shopping, the city added.
