Eyesore property cleanup completed under budget

Clean-up of the former Knight’s Hall/Tudor House property on King Street in Cranbrook is now complete and was under budget thanks to the exceptional effort of our contractor – Scott Contracting and Excavation.

In an administration update to City of Cranbrook council on Monday night, city staff noted that the contractor mobilized to the site in late November 2025, and the cleanup wrapped up in mid-January 2026.

The site clean included cleanup of onsite debris, cleanup of onsite contaminated debris, demolition of standing building and cleanup and removal of concrete foundations.

Council approved spending up to $1.29 million for the demolition and surface clean-up of the property, including $500,000 for Regional District of East Kootenay (RDEK) landfill tipping fees and hazardous materials management based on volume and disposal cost estimates.

But thanks to a collaboration between city staff and the contractor’s cleanup process and methods, we were able to minimize the amount of material hauled to the landfill and successfully recycled a significant amount of tested clean concrete and bricks that will be crushed and used for roadbed repairs in the city.

The final costs of the cleanup project were approximately $830,000.

These cleanup costs are expected to be recovered through the future sale or lease of the property, which has an appraised post-cleanup value between $1.27 million and $1.43 million for three acres of fully serviced flat land near downtown.

The City of Cranbrook became the legal owner of the major eyesore property on October 22, 2025, thenimmediately issued a call for contractor bids for the demolition of buildings and surface cleanup with four of companies providing bids.

“City staff wasted no time getting going on the cleanup of the Knight’s Hall property once it transferred ownership to the City last October,” said Mayor Wayne Price.

“Cleaning up this site has created a significant visual improvement for Cranbrook after so many years, thanks to the hard work of our staff and our contractor.”

The city will be considering next steps for the property, including possible sale as is, or moving to the next level of environmental review and cleanup prior to selling a fully remediated and clean site.
