Zoning amendment adopted to facilitate four-plexes

On March 9, City of Cranbrook council adopted the Zoning Amendment Bylaw for property on 10th Street South to rezone the property from R-6 High Density Residential to R-1 Residential.

The proposed development of the property would be an 11-lot fee-simple subdivision, to allow the construction of townhouse residential units, in the form of four-plexes.

The proposal is consistent with the densities and the forms described in the OCP Land Use Designations, city staff reported.

The current R-6 zone limits the form of residential construction to apartments. While an apartment may be appropriate in the neighborhood, the four-plex townhomes appear to align better with the Medium Density OCP Land Use and the current neighborhood character.

The technical review suggests that the R-1 zoning achieves a density of 44 individual units (four units/ lot), which aligns with the permitted 35-80 units/ha under the Medium Density Residential, the city noted.
