Council supports rezoning for secondary suites

City of Cranbrook council approved two rezoning applications Monday night, (March 25) which will allow two proponents to have legal secondary suites on their properties.

The first site, located at 3537 Mount Royal Drive was seeking to change zoning of land from “Single Family Extended Residential Zone: R-1” to “Comprehensive Development Zone 8: CD-8 Single Family Residential – Secondary Suite.”

The applicants wanted to rezone the land to enable development of a legal secondary suite as part of their single-family dwelling, to provide a basement suite, initially for an in-law in the short term, while allowing for a potential legal rental suite in the longer term. On March 11, council recessed the public hearing for “City of Cranbrook Zoning Amendment Bylaw No. 3961, 2019,” until 6 p.m. on March 25.

The recess was to allow time for council to seek a legal opinion as to whether the proposed rezoning for a secondary suite would have any impact with respect to ongoing litigation on road issues in the Mount Royal neighbourhood.

The Advisory Planning Commission (APC) reviewed the proposed zoning amendment and recommended that council approve it. In addition, the APC recommended that council continue to consider including secondary suites in residential zones.

Council also approved a zoning amendment application for an infill property located at 219 – 17th Avenue South. The applicant was seeking to rezone land from “Single Family Residential Extended Zone: R-1” to “Comprehensive Development Zone 8: CD-8 Single Family Residential – Secondary Suite,” to allow for a single family dwelling with a secondary suite on the basement level.
