Wildstone OCP/zoning change approved
City of Cranbrook council last night unanimously approved official community plan (OCP) and zoning amendments to allow for a change in how dwelling units are configured in part of the Wildstone neighbourhood.
After a brief public hearing held during the special meeting of council July 30, council passed the third and final readings of Official Community Plan Amendment Bylaw No. 3936 and Zoning Amendment Bylaw No. 3937.
The OCP change allow for “dwelling unit redistribution consistent with the proposed development for Lot 8. Specifically, the text amendment will adjust the distribution on Lot 8 from 196 townhomes to 98 single-family dwellings and 98 townhomes. The maximum number of dwelling units remains the same,” explained a city public hearing report.
And the zoning change for Lot 8 is from CLD (cluster development district) to CLD (cluster development district) / MDD (medium density multi-family district), which is consistent with the OCP change, the city report noted.
“The proposed designation of CLD / MDD will allow for the development of both single-family dwellings and stacked, multi-family dwelling units for the Lot 8 development district.”
The only person to speak during the public hearing was Rick Jensen, owner of New Dawn Developments, who offered kudos to council and city administration.
“It’s no question in my mind that the city is open for business,” he said.
Prior to voting, Coun. Mike Peabody asked questions about secondary access to Wildstone and if there would be a need for a traffic light at McPhee and Theatre Roads.
“I can see this adding more traffic,” he suggested.
“It’s always wise to have a secondary entrance and exit to a development,” said Curtis Penson, city Manager of Engineering and Field Services, “but they don’t need one.”
And the city is looking into budgetary means in terms of putting a traffic light system at McPhee and Theatre Roads, “where council sees fit,” he added.
