District to consider variance for concrete plant

The District of Elkford will be considering a Development Variance Permit Application (28 Iron Canyon, Lot 17, Plan 14105, District Lot 4544) for the purpose of the construction of a concrete plant.

“The applicant intends to construct a concrete plant on the above-noted parcel and to consolidate Lot 17 (28 Iron Canyon) and Lot 35 (13 Iskut Road) into one parcel. The proposed construction requires two variances: side yard and height,” reported Curtis Helgesen, dhief administrative officer.
Section 7.18.3 of the Zoning Bylaw No. 592 states: “Buildings and structures shall have side yards of not less than 4.5 m (15 feet)”. The applicant has requested that the side yard setback requirement be reduced from 4.5 m (15 feet) to 3.7 m (12.14 feet).
Section 7.18.4 of the Zoning Bylaw No. 592 states: “No building or structure shall exceed
12 m (39.37 feet) in height.” The applicant has requested that the height requirement be increased from 12 m (39.37 feet) to 30 m (98.43 feet).
Council will consider approving a Development Variance Permit to vary the side yard setback and height requirements for this property at 6:00 pm on Monday, July 23, in the District of Elkford Council Chambers at 816 Michel Road, Elkford.
All persons deemed to be affected by the Development Variance Permit are encouraged to submit any concerns in writing to the District Office by July 16, 2012 or to present any comments in person during the public hearing scheduled to occur with the Regular Council meeting at 6:00 pm on July 23. Please be advised that any written submissions will become part of the Public Hearing agenda and therefore, a public record.
Attached are copies of the proposed construction plans. The complete application is available for viewing at the district office or at www.elkford.ca. All property owners within a 100 m radius of the above-referenced property have received this notice as per section 3.6.2 of the Zoning Bylaw No. 592.
